The things buyers and sellers ask most — and how Kim handles them.
Which areas do you serve?
Kim serves Berkeley, Jefferson, and Morgan Counties across West Virginia's Eastern Panhandle — including Martinsburg, Charles Town, Shepherdstown, Hedgesville, Berkeley Springs, Inwood, and Ranson, plus surrounding communities.
What does it cost to work with a buyer's agent?
How commissions are paid is set by agreements between sellers, buyers, and brokers, and rules have changed in recent years. Kim will explain exactly how her compensation works for your situation before you sign anything, so there are no surprises.
Do I need a pre-approval before touring homes?
Not required to start, but a pre-approval lets you act quickly and shop with confidence. Kim can recommend local lenders and explain what they typically ask for.
How do you determine what my home is worth?
Kim reviews recent comparable sales in your area and adjusts for size, condition, updates, and location. You'll receive a realistic price range — not a number designed to win the listing.
Will live listings appear on this site?
Not yet. The site is built to display MLS/IDX listings once an approved feed is connected. Until then, Kim can send you matching homes directly.
How long does it take to buy or sell?
It varies widely. Purchases often take 30–60 days from accepted offer to closing, while search time depends on your criteria and the market. Selling timelines depend on pricing, condition, and demand. Kim will give you a realistic range for your situation.
I'm relocating to West Virginia — where do I start?
Start with a conversation. Tell Kim what matters most — commute, schools, land, budget, or pace of life — and she'll suggest areas that fit and connect you with local resources.
