Understanding your estimate

What does a mortgage payment include?

Your monthly payment can include principal and interest (P&I), property taxes, homeowners insurance, and, on some loans, mortgage insurance. This calculator estimates P&I plus any taxes and insurance you enter.

How much should I put down?

Twenty percent avoids mortgage insurance on many conventional loans, but it isn't required. Several loan programs allow less. Your lender will help you find the right balance for your savings and goals.

How does a larger down payment help?

A larger down payment reduces the amount you borrow, which lowers your monthly payment and total interest — and may improve your rate. It also means less cash available for other needs and closing costs.

What interest rate should I use?

Use a realistic current rate from a lender rather than the lowest rate you see advertised. Rates depend on credit, loan type, down payment, and term. A lender can quote you precisely.
